Renovating and extending a Bateau Bay home: a Central Coast guide

Renovating and extending a Bateau Bay home: a Central Coast guide

Bateau Bay sits on the Central Coast between Shelly Beach and Bateau Bay Beach, with an established housing stock, generous block sizes and easy proximity to both the coast and Tuggerah Lakes. The suburb combines original 1970s and 1980s family homes with more considered contemporary rebuilds and renovations. Ace Building Co has delivered multiple projects across Bateau Bay in recent years.

The Bateau Bay renovation scopes we build most

  • Ensuite and main bathroom renovations in the suburb's many original brick-and-tile family homes.
  • Kitchen, living and dining reconfigurations that open up 1970s and 1980s layouts to the light and outdoor space these blocks are known for.
  • Rear or side extensions that add a family room, master suite, or covered outdoor area.
  • Outdoor living transformations including decks, pergolas, alfrescos and pool surrounds.

Featured Bateau Bay projects

Two of our best-known Bateau Bay projects:

  • Lakin Bateau Bay. A complete ensuite transformation combined with a covered outdoor living area. Chrome tapware, wall-hung vanity, panelled walls and a sculptural round basin.
  • Point Street, Bateau Bay. A gable-roofed alfresco addition that extends the home outwards with painted rooflines and polycarbonate skylight panels. Designed for year-round entertaining.

Coastal considerations for Bateau Bay

Bateau Bay sits within reach of the ocean, so coastal material specification matters:

  • Marine-grade stainless-steel fixings and Class 4 corrosion protection.
  • Coastal-rated cladding for external work.
  • UV-stable paint systems for external timber and rendered surfaces.

Blocks closer to the beach (east of the Wyong Road corridor) need stricter coastal specification than blocks nearer Tuggerah Lake.

Approvals for Bateau Bay renovations and extensions

Most internal renovations that stay within the existing footprint qualify as Exempt or Complying Development. Extensions usually require a CDC or DA depending on scope and setbacks. Central Coast Council handles Bateau Bay applications; we work with certifiers experienced with council's requirements.

Frequently asked

Your questions, answered.

Yes. Bateau Bay is a core part of our Central Coast service area. We regularly deliver renovations, extensions and outdoor projects across Bateau Bay, including Lakin Bateau Bay and Point Street projects.

Kitchen, living and dining reconfigurations of 1970s-1980s family homes are common. Bathroom and ensuite renovations are the second-most-common scope. Extensions (rear or side) account for about a quarter of our Bateau Bay work.

Cost depends on scope. Bathroom renovations run $30,000 to $75,000. Kitchen renovations $40,000 to $110,000. Whole-home renovations $250,000 to $600,000. Extensions from $150,000. See our cost guides for detailed bands.

It depends on your specific street. Blocks close to the beach (east of Wyong Road) need proper coastal material specification. Blocks further west, near Tuggerah Lake, are less exposed but still benefit from corrosion-rated fixings.
