How much does a home extension cost on the Central Coast?

Ground-floor extensions typically run $150,000 to $400,000 depending on size, structural scope and finishes. First-floor additions land between $250,000 and $600,000. After a free on-site consultation and preliminary plans we provide a detailed, fixed-price quote so you know exactly where you stand before any work begins.

How long does a home extension take?

Most single-storey extensions run 4 to 7 months on site. First-floor additions and larger extensions typically run 6 to 10 months. Design, engineering and approval add 3 to 6 months ahead of construction. We agree the program in writing so you can plan around it.

Do I need council approval for an extension in NSW?

Most extensions require either a DA (Development Application) or a CDC (Complying Development Certificate) under the NSW SEPP. We assess your site early, introduce you to our trusted certifiers, and handle the lodgement and follow-ups as part of our service.

Can I live in the home during an extension?

For most extensions, yes. We zone the site, wrap and protect the rooms you stay in, set up dust screens and clean down at the end of every day. For major structural work, or when access to services is disrupted for extended periods, we may discuss whether a short-term move out is worth it for comfort.

How do you match the extension to the existing home?

The seamless join is what we spend the most care on. Roof lines, brick coursing, window and door proportions, flooring transitions and paint matching are all worked through with you before the trade is on site. A well-executed extension should be indistinguishable from the original home.

What warranties do you provide?

You receive the statutory 6-year structural workmanship warranty under the NSW Home Building Act, plus manufacturer warranties on every product, fixture and appliance. Waterproofing and roofing carry membrane-specific warranties.

Plastic sheeting on every threshold the trade isn’t actively working through. The unworked side of the home stays untouched, and your routine isn’t held hostage by the build.

Dust screens

Sealed zip-walls between live work zones and the rooms you keep using day to day. Sound stays in. Mess stays in. You stay sane.

Daily clean-down

Brooms, vacuums and skip bins at the end of every day. You wake up to a tidy site every morning, and the handover is genuinely handover-ready, not a punch list of touch-ups.
