Renovating and extending a Norah Head home: a Central Coast guide

Renovating and extending a Norah Head home: a Central Coast guide

Norah Head is one of the Central Coast's most distinctive coastal suburbs, defined by its lighthouse, Soldiers Beach and a housing stock that spans mid-century beach shacks, considered weatherboard cottages and contemporary coastal builds. Renovating a Norah Head home well means understanding the salt-air context, the character of the area, and the way these homes want to live.

Ace Building Co has delivered multiple Norah Head projects and works regularly across Soldiers Point, Norah Head and the surrounding coast.

Common Norah Head renovation scopes

  • Whole-home renovations of original beach cottages that keep the character while modernising every system.
  • Bathroom and ensuite renovations in older coastal homes where wet-area waterproofing is often failing.
  • Kitchen reconfigurations that open living spaces to ocean or Soldiers Beach views.
  • Rear extensions and outdoor living that extend indoor space onto covered decks or alfresco areas.

Coastal detailing that matters for Norah Head homes

Almost every Norah Head block is within 1 km of the ocean. This drives material choice in ways a generalist builder often misses:

  • Marine-grade stainless-steel fixings and Class 4 corrosion protection throughout.
  • PVD-coated brass or brushed nickel tapware in preference to chrome (which pits in coastal air).
  • Coastal-rated Colorbond and fibre-cement cladding.
  • Fully bedded and sealed roof tiles or Colorbond in place of concrete-tile roofs prone to salt cracking.
  • Marine-grade paint systems on all external timber and rendered surfaces.
  • Waterproofing to AS 3740 with a certificate of compliance from a licensed waterproofer.

Approvals for Norah Head renovations

Some Norah Head streets sit within coastal hazard overlays affecting setback and finished-floor levels. Internal renovations that stay within the existing footprint are usually Exempt Development. Extensions and structural work often need a CDC or DA. We assess this at first site visit and work with Central Coast Council certifiers experienced with coastal-zone requirements.

Frequently asked

Your questions, answered.

Yes. Norah Head is a core part of our Central Coast service area. Our Soldiers Point bathroom project sits within Norah Head, and we regularly deliver renovations and extensions across the coast.

Marine-grade stainless steel fixings, Class 4 corrosion-rated bolts, PVD-coated brass or brushed nickel tapware, and coastal-rated cladding and roofing. Standard galvanised fixings pit within a few years in Norah Head's coastal air.

It depends on scope and street. Internal renovations that stay within the existing footprint are usually Exempt Development. Extensions and any work in coastal hazard overlays often need a CDC or DA. We assess at first site visit.

Standard main-bathroom renovations run $30,000 to $75,000. Coastal specification (marine-grade fixings, upgraded waterproofing, higher-spec tapware) often adds 5 to 10 percent on top of that.
