Central Coast commercial fit-outs: a guide for hospitality, retail and workplace projects

Our core work at Ace Building Co is residential renovation and extension. But the same discipline that makes us a considered renovation team also makes us a natural fit for commercial fit-outs. Both are transformation work. Both reward attention to existing conditions, careful sequencing, and finishes that hold up over years of use.

This piece explains how we approach commercial projects on the Central Coast, what we deliver, and how the process differs from a residential renovation.

Where our commercial work fits

  • Hospitality fit-outs. Cafes, restaurants, bars and clubs. Considered joinery, durable finishes, commercial-grade services and a program built around trading hours.
  • Retail and boutique fit-outs. Salon, retail and showroom spaces where the finish level directly shapes how customers feel about the brand.
  • Workplace and office fit-outs. Offices and professional workspaces where acoustic separation, cabling and flexibility matter as much as the visual finish.
  • Strata and common-area works. Careful renovation of shared spaces within existing strata schemes, working with body corporates and scheduled access.

Recent commercial work

Two recent projects show the range of our commercial delivery:

  • Franki the Salon. A boutique salon fit-out with arched shelving, custom timber joinery and a softly-lit retail space. Photographed in the hero above.
  • Gallipoli House. A full hospitality fit-out for a modern club including lounge, dining, bar, gaming and a dedicated memorial room. Polished concrete floors, feature brickwork and considered joinery across every space.

What makes a good commercial builder

The same principles that make a good renovation team make a good commercial one:

  • Fixed-price contracts that protect both sides.
  • Realistic programs that account for certifier lead times, commercial trade lead times, and any staged delivery required around trading.
  • Surface protection for adjoining tenancies or occupied space during construction.
  • Trades experienced with commercial specifications (fire ratings, acoustic separation, disability compliance, commercial-grade waterproofing).
  • A direct line to the builder across the life of the project.

Approvals and compliance

Commercial projects usually require a Construction Certificate (CC) issued by a certifier before work begins. Fit-outs within existing tenancies where classification does not change can sometimes proceed under a Complying Development Certificate. We work with certifiers who understand Central Coast Council’s requirements for the commercial spaces we build in.

How commercial differs from residential

  • Program pressure. Trading windows, fitting-out around lease dates or opening dates. Program is often tighter than residential.
  • After-hours access. Sometimes work happens at night or on weekends around trading. We plan for it.
  • Compliance obligations. Fire, accessibility and BCA compliance layered on top of standard construction.
  • Landlord and body corporate coordination. Where the space is leased, additional approvals may be required.

Most commercial fit-outs require a Construction Certificate from a certifier before work begins. Some fit-outs within existing classifications can proceed under a CDC. We assess this at first site visit.

Yes. All our commercial work is fixed-price, with clear inclusions, milestones and a program agreed before signing. The same commercial protections apply to both sides.
